Mortgage.One provides a range of mortgage advisory and brokerage services, including but not limited to:

Our services include assessing your financial circumstances, advising on suitable mortgage products, and arranging mortgage loans with lenders. We operate on a whole-of-market basis, meaning we have access to a wide range of mortgage products from various lenders.
3. No Broker Fees
At Mortgage.One, we are committed to transparency and fairness. We do not charge a broker fee for our services. Whether you are seeking a residential mortgage, buy-to-let mortgage, or commercial investment mortgage, you can be assured that there will be no additional broker fees charged to you for our services.
4. Procuration Fees and Lender Payments
While we do not charge you directly for our services, we are paid a procuration fee by the lender when your mortgage completes. This fee is a standard commission that is paid to us for introducing and arranging the mortgage on your behalf. The amount of this fee varies depending on the lender, the mortgage product, and the loan amount.
We believe in full transparency, and we will disclose the exact amount of the procuration fee to you in writing during the mortgage application process, typically within your mortgage offer or Key Facts Illustration (KFI)/European Standardised Information Sheet (ESIS).
5. The Lenders We Work With
Mortgage.One works with a broad range of lenders across the UK, ensuring that we can offer a variety of mortgage products to meet our clients’ needs. For residential and buy-to-let mortgages, we use a comprehensive sourcing system that allows us to search most of the market and identify suitable products.
However, please note that for commercial investment mortgages, the market is more complex, and there is no centralized sourcing system. While we make every effort to reach out to as many lenders as possible, it may not always be feasible to contact every lender in the UK. Clients are therefore free to explore other options independently if they wish.
Additionally, each lender we work with has its own terms and conditions, which you will need to agree to if you take out a mortgage with them. We are not responsible for the lender’s terms, conditions, or how they operate. Our commitment is to recommend the most suitable mortgage for your needs based on the information you provide.
6. Accuracy of Information
You are responsible for ensuring that all information you provide to us, a lender, or any third-party service provider is accurate, complete, and up to date. Failure to provide accurate and timely information may result in delays, the invalidation of products, or the inability to proceed with your application. Mortgage.One shall not be held liable for any consequences arising from inaccurate or incomplete information provided by you.
7. Documentation and Timeliness
You are responsible for providing any documentation requested by us, the lender, or the product provider in a timely manner. Failure to do so may result in delays in your application or the inability to secure the mortgage product. Mortgage.One is not liable for any issues arising from delays caused by your failure to provide necessary documentation.
8. Scope of Services
Mortgage.One’s services are limited to the provision of mortgage advice and the arrangement of mortgage products. We do not provide legal or conveyancing services; it is your responsibility to seek independent legal or financial advice where necessary.
9. No Guarantee of Success
While we strive to provide you with the best possible advice and access to mortgage products, we cannot guarantee that your application will be accepted by a lender. The decision to lend is ultimately made by the lender, and Mortgage.One cannot be held responsible for the outcome of your application.
10. Client Withdrawal and Fees
You may withdraw your mortgage application at any time prior to completion. However, please be aware that lenders may charge cancellation fees, which are your responsibility. These fees will be detailed in the lender’s terms and conditions, and any fees already paid may not be refundable.
11. Data Sharing and Privacy
We may share your personal data with third parties as necessary to provide our services. This may include sharing information with lenders, insurance providers, or other service partners. All data sharing will be conducted in accordance with our Privacy Policy and applicable data protection laws.
12. Termination of Services
Mortgage.One reserves the right to terminate our services at any time, particularly if we find that any information provided by you is false, misleading, or incomplete, or if you act in an abusive or inappropriate manner toward our staff. Termination of services does not affect any mortgage applications or agreements in progress, and you remain responsible for any fees or charges owed to lenders.
13. Specific Conditions of Service
13.1. Circumstances in Which We Cannot Proceed with an Application:
We may not be able to proceed with an application if:
- The recommended product is no longer available, and an alternative product cannot be sourced.
- There has been a pricing or product description error by the lender or product provider, and an alternative product cannot be sourced.
- Your documentation is not supplied or cannot be verified.
- We are unable to establish your eligibility or suitability for a mortgage or product that we can provide.
- Your application has been declined by the mortgage lender or product provider.
- The application appears to be for purposes that do not fit within the scope of our service.
- The application is for an address outside of the United Kingdom.
- We have been unable to verify your identity, address, or source of income and/or deposit.
13.2. Responsibility for Lender Terms:
You are responsible for checking the accuracy and content of any lender offer or product documentation issued by the lender or provider. It is your responsibility to confirm that such documentation reflects your circumstances and meets your stated needs. Mortgage.One cannot be held liable for errors in documentation not produced by us.
13.3. Cancellation of Applications:
Some lenders may charge a fee or impose other charges for the cancellation of an application. These conditions should be made clear to you prior to the application and before we process any cancellation you request. Please note that any lender cancellation fees will be payable by you, and that non-refundable lender fees already paid may not be refunded by the lender.
13.4. Right to Withdraw from Applications:
You may withdraw your mortgage application at any time after the application but before completion. However, if you intend to do so, you must contact us using the provided details. Please note that any lender cancellation fees will be your responsibility.
13.5. Termination by Us:
We reserve the right to terminate the relationship between us immediately and without notice if we find that any information you have provided to us during the process is either fraudulent or misrepresented or if you act in a manner that is abusive, aggressive, or inappropriate towards us, our employees, or our partners.
13.6. Appropriateness of Our Services:

- Mortgages for an Overseas property

- Non-visa foreign nationals
- Raising funds for business purposes
- Already applied elsewhere
- Owned property less than 6 months
- Standalone further advance
- Direct to Lender deals
- Poor adverse credit or financial history
- Commercial Mortgages (Owner Occupied)
- Bridging Loans and Development Finance

15. Liability and Disclaimers
